Please read these before you book
These terms apply to bookings made directly with us through this website. Bookings made through cottages.com are covered by their own terms instead.
A booking is confirmed once payment has been received in full and we have sent you a confirmation email. The person making the booking must be at least 18 years old and is responsible for everyone in the party.
The property is let for holiday purposes only. It cannot be used as a permanent residence, and no tenancy or other right to occupy beyond the booked dates is created.
The full cost of the stay is payable at the time of booking. Payments are handled by Stripe. We never see or store your card details.
Prices are shown per night in pounds sterling and include all utilities, bed linen and towels.
Cancellations must be made in writing to pilsburycottage@gmail.com. The date we receive your email is the date of cancellation. Refunds are made as follows:

If we are able to re-let the dates you have cancelled, we will refund what we recover for them, less the £50 administration fee, even where the table above would give you nothing.
Because this is accommodation booked for specific dates, the 14 day cancellation right under the Consumer Contracts Regulations 2013 does not apply. We strongly recommend taking out travel insurance that covers cancellation.
We would only cancel your booking in exceptional circumstances, for example serious damage to the property, or where the law prevents the let from going ahead. If that happens we will refund everything you have paid in full. Our liability is limited to that refund and we are not responsible for other costs such as travel or insurance.
You may arrive any time from 4pm on your arrival day. Please leave by 10am on your departure day so the cottage can be prepared for the next guests. If you expect to arrive late, please let us know in advance.
The cottage sleeps four people and the number of guests must not exceed the number stated on your booking. Additional visitors may not stay overnight without our written agreement. We may refuse entry or end a stay without refund if this is breached.
The cottage is not suitable for parties, events or commercial use.
We welcome up to two well behaved dogs, which must be declared when you book. We can sometimes make an exception for more dogs, depending on their size: choose more than two dogs when you book and we will reply to your request by email. Please do not leave pets alone in the cottage, do not allow them on beds or furniture, and clear up after them in the garden and grounds. Any additional cleaning needed because of a pet will be charged.
Smoking and vaping are not permitted anywhere inside the cottage. Where this is breached we will charge for the specialist cleaning required.
We do not take a security deposit. We simply ask that you treat the cottage as you would your own home and leave it as you found it.
Please tell us about any breakage or damage during your stay. Minor accidental breakages are not usually charged for. You are responsible for the cost of repairing or replacing anything damaged beyond reasonable wear and tear, and for any additional cleaning needed because the cottage is left in an unreasonable state.
Please secure the property when you go out. Your belongings and vehicle are left at your own risk, and we are not liable for loss or damage to them except where caused by our negligence.
Nothing in these terms limits our liability for death or personal injury caused by our negligence, or for fraud.
If something is not right, please contact us straight away so we have the chance to put it right during your stay. We cannot consider complaints raised for the first time after you have gone home.
We are not liable for failures caused by events outside our reasonable control, including severe weather, fire, flood, utility failures, epidemics or government restrictions. Where such an event stops your stay going ahead, section 4 applies.
We collect your name, email address, phone number and postal address in order to take and manage your booking. We use this to confirm your stay, contact you about it, and keep records required for tax and accounting.
Your card details are handled entirely by Stripe and never reach us. Your booking dates are shared with our cleaner so the cottage is prepared for you, but your contact details are not. We do not sell your information or use it for marketing without your consent.
We count visits to this website so we know which pages are useful. This sets no cookies and stores nothing on your device, which is why you see no cookie banner here. Your IP address is converted into a scrambled code the moment it reaches us, mixed with the date so it cannot be used to follow you from one day to the next, and the address itself is never stored. We keep no record of who you are, only how many people looked at which page.
We keep booking records for seven years to meet HMRC requirements, then delete them. You may ask us for a copy of the information we hold about you, or ask us to correct or delete it, by emailing pilsburycottage@gmail.com. You may also complain to the Information Commissioner's Office at ico.org.uk.
These terms are governed by the law of England and Wales, and are subject to the courts of England and Wales.
